Job Description:

We are seeking an experienced Senior Project Manager – Fit Out to lead and oversee the successful delivery of high-quality fit-out projects across commercial, retail and hospitality projects. On behalf of our client, the successful candidate will be responsible for overseeing the proper execution of all aspects of the fit-out process, from planning and design coordination to execution and handover, ensuring projects are delivered on time, within budget, and to the highest quality standards. This role requires exceptional leadership, technical expertise, and the ability to manage multidisciplinary teams and stakeholders in a fast-paced environment.

What You'll Be Doing:

  • Develop and implement detailed project plans, schedules, and budgets for fit-out projects, ensuring alignment with client requirements and organizational objectives.

  • Oversee the entire fit-out lifecycle, including design coordination, procurement, construction, and handover.

  • Manage project resources, including labor, materials, and equipment, to ensure efficient and cost-effective delivery.

  • Monitor project progress, identify potential risks or delays, and implement corrective actions to maintain project timelines and budgets.

  • Ensure compliance with all relevant building codes, regulations, and health and safety standards.

  • Collaborate with architects, designers, and consultants to review and approve fit-out designs, shop drawings, and material specifications.

  • Ensure design intent is maintained throughout the construction process and that all works meet the required quality standards.

  • Conduct regular site inspections to monitor workmanship, resolve technical issues, and ensure adherence to project specifications.

  • If required, manage the approval process for mock-ups, samples, and prototypes to ensure alignment with client expectations.

  • Act as the primary point of contact on behalf of our client, ensuring clear communication and alignment on project goals, timelines, and deliverables.

  • Coordinate with contractors, subcontractors, and suppliers to ensure smooth execution of fit-out works.

  • Facilitate regular progress meetings with clients, consultants, and project teams to provide updates and address any concerns.

  • Manage client expectations and ensure a high level of satisfaction throughout the project lifecycle.

  • Oversee the procurement of materials, finishes, and equipment, ensuring timely delivery and compliance with project specifications.

  • Manage contracts with contractors and suppliers, including negotiation, administration, and performance monitoring.

  • Ensure all variations, change orders, and claims are properly documented, evaluated, and approved.

  • Ensure all fit-out works are completed to the required standards and that snagging and defect rectification are carried out promptly.

  • Assist in the Coordinate the preparation and submission of handover documentation, including as-built drawings, warranties, and operation and maintenance manuals.

  • Lead the final handover process, ensuring client satisfaction and successful project closeout.

What’s Required for the Role

  • Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related field.

  • Minimum 20 years of experience in project management, with at least 5 years specializing in fit-out projects.

  • Proven track record of delivering high-end fit-out projects across commercial, retail, and hospitality sectors.

  • Strong knowledge of fit-out processes from planning through to handover for operations

  • Experience in the specification and best use of materials, finishes, and construction techniques.

  • Excellent leadership and team management skills, with the ability to motivate and guide multidisciplinary teams.

  • Strong communication and stakeholder management skills, with experience working directly with our client and its consultants and contractors.

  • Exceptional problem-solving and decision-making abilities, with a proactive approach to managing challenges.

  • Thorough understanding of health and safety regulations, building codes, and quality standards.

  • PMP, PRINCE2, or equivalent project management certification is highly desirable.

Experience working in the GCC region is an advantage
